Pre-leasing (or "Preleasing") begins around October, and it’s an opportunity for UT Austin students to reserve an apartment, condo, or house for the following academic school year. Leases for the following school year typically begin sometime in mid-August and (especially if close to campus) will be 12 month contracts (the most common lease end date near UT is July 31st). To have the best selection of properties, it’s advisable to pre-lease your next home by the end of January, and definitely by spring break if you want to be near UT. Each year, a number of properties actually become sold out before winter break. If it’s after spring break, don’t panic – you’ll still have some options available, however the majority of what’s left after spring break will be the “leftovers” (i.e. properties that weren’t as desirable or as good of a deal) – so you may need to adjust your expectations and be willing to compromise if looking late in the pre-leasing season.
The optimal time of year to look for a property is determined by where you want to live and how many bedrooms you’ll need. If you want to be walking distance to campus (i.e. West Campus and North Campus), these areas pre-lease the earliest, and start to become sold out the soonest. Close to campus, the larger units (i.e. 3 and 4+ bedrooms) traditionally sell out first, followed by 2 bedrooms. If you just need a 1 bedroom, it’s not necessarily as urgent for you to pre-lease in the fall, although if you’re looking for S.M.A.R.T. Housing then that’s a different story. Neighborhoods farther away from campus on the UT Shuttle, such as Riverside and Far West, start pre-leasing slightly later, usually around Thanksgiving break, winter break, or early in the New Year.
